Parkside District Development

This $90 million redevelopment transformed a former concrete plant site on the western edge of Birmingham’s Parkside District, a location with a rich industrial history dating back to its days as one of the largest U.S. steel foundries in the late 1800s.

Desirably positioned near Regions Field and UAB, the site was redeveloped into a mixed-use property featuring residential and retail spaces, along with a multi-story parking deck that also serves as a noise barrier against nearby Interstate 65.

Beginning in 2018, we led phased environmental investigations and, after enrolling the property in Alabama’s Voluntary Cleanup Program in 2019, developed cleanup plans to address heavy metals, PAHs, and petroleum-based contaminants. The approved remediation included soil removal, capping contaminated areas, and strategic placement of structures—such as the parking deck over residual petroleum-affected soils—to mitigate exposure risks.

Following modifications to the development plan, a vapor barrier and Soil Management Plan were incorporated and approved by ADEM in 2022, with construction beginning in 2023. Today, the district continues to grow rapidly.
