This $125 million redevelopment project involved a commercial and retail property west of downtown Huntsville with a history of dry cleaning and pest control operations, which raised environmental concerns.
We were brought in to assess the site and manage contamination risks to support the property’s transformation. After completing a comprehensive site-wide assessment in 2019 and enrolling the property in Alabama’s Voluntary Cleanup Program, we developed a cleanup plan targeting pesticide-affected soil.
During remediation, a larger contaminated area was discovered, prompting a revised strategy that shifted the site’s intended use from residential to commercial to minimize exposure risks. This plan included limited soil removal and the installation of a vapor barrier beneath the new commercial structure.
With the final phase of remediation completed in 2023, the property is now poised for safe redevelopment and regulatory closure.
